Why floors need more than mopping

Daily cleaning keeps a floor tidy, but it cannot undo the slow damage from foot traffic. Commercial floors, especially vinyl tile in schools, clinics and offices, are protected by layers of finish. Over time those layers scuff, yellow and build up dirt that mopping only pushes around. Floor care is the work that resets them: stripping the old finish, applying fresh coats, and cleaning the carpet in the same building.

In Rhode Island the wear is seasonal. From late autumn to early spring, sand, road salt and meltwater come in on every pair of boots, and the first few feet of flooring inside an entrance take the worst of it. Floor care questions, answered

What is the difference between floor stripping and floor waxing?

Stripping removes the old, worn layers of finish down to the bare floor. Waxing, which is applying new floor finish, puts fresh protective coats back on. Stripping is the reset, and waxing is what you see afterwards. They are usually done together.

How do I know my commercial floor needs stripping?

Look for yellowing, scuffs that will not buff out, a dull look even after mopping, or finish that is peeling at the edges of walkways. Those are signs the old finish has built up or broken down and another coat on top would not help.

Which floors can be stripped and waxed?

Floor finish is meant for resilient floors such as vinyl composition tile and similar hard-surface flooring. It does not go on carpet, which is cleaned a different way. If you are unsure what you have, describe it or send a photo and we will tell you.

Do you clean carpet as part of floor care?

Yes. Carpet cleaning sits in this category with stripping and waxing because the same entrances and walkways wear all of them down, and many buildings have both carpet and hard floors.
